Why a human valuation matters.
Online home value estimates look at square footage, bed/bath counts, and recent sales within a radius. They can't see that your kitchen was just renovated, that your backyard faces the Flatirons, or that your street has become the most desirable block in the neighborhood.
They also can't feel the market — the shift in buyer urgency, the seasonal patterns unique to Boulder County, or the fact that a major employer just announced an expansion nearby.
